Important Notes

  • This is not a comprehensive list of our Policies & Procedures.
  • All Edgewater Villa Resort guests/visitors agree to follow all Resort Policies & Procedures.

Resort Policies & Procedures

PET POLICY

  • Due to the consideration and health of our guests, we do not allow pets.
  • Guests must pay a $750 charge per room for any violation of the “NO PET” policy. Guests will also be charged for any damages caused by a pet and required to pay for any costs of necessary repair and cleaning. Guests will then be immediately required to settle any outstanding bills and leave the resort premises without refund.

CANCELLATION POLICY

  • Guests are responsible for all days, boat slips, boat rentals, and/or golf carts reserved.
  • Deposits will be returned, minus a $20 cancellation fee, once all reserved dates have been filled.

 

CHECK-IN & CHECK-OUT

  • Check-In is after 4:00 PM.
  • Check-Out is before 10:00AM. All guests are to be out of the cabin and all vehicles, boats, and trailers off the property by Check-Out time unless prearranged with the resort owners.
  • During On Season there is a strict no early Check-In or late Check-Out policy. If you would like to visit the lake before Check-In or past Check-Out, there is a public use recreation area located at the end of Hwy OO. The Aunts Creek Recreation Area has a beach, boat ramp, restrooms, playground, and picnic facilities and is $5 per day for a vehicle.
  • During the Off-Season, please call 417-739-4585 for more information about possible early Check-In or late Check-Out.

 

CLEANING FEE

  • A cleaning fee will be added to your reservation for each cabin. See cabin pages for the rate.

 

CREDIT CARDS

  • We accept Visa, Master Card, and Discover.

PAYMENTS

  • All remaining bills need to be settled the day before Check-Out.
  • Guests are responsible for all days/rentals reserved regardless of late-arrivals/early-departures.

VISITOR POLICY
If you wish to have visitors that are not staying overnight, Edgewater Villa Resort has the following Day Visitor Policy:

  • Day Visitors: $12 per person-Allows Access/Use of Resort Amenities
  • Excludes use of boat launch and boat/slip rentals
  • Total of Registered Guests and Day Visitors may not exceed the maximum number of people allowed in each cabin.
  • Day Visitors and the Registered Resort Guest must sign in at the Front Office
  • By signing in all Day Visitors are agreeing to follow all Edgewater Villa Resort Policies and Rules and the Registered Resort Guest is accepting complete responsibility for their Day Visitors’ actions and all damages that occur during their visit that are not normal wear.
  • All Day Visitors must sign out by 6:00PM; unless prearranged with resort owners, all Day Visitors staying past 6:00PM will be considered overnight guests and will be charged accordingly.

 

POOL

  • The pool is open from 10:00AM-10:00PM between Memorial Day and Labor Day.
  • There is no lifeguard on duty and children under 12 years of age must have adult supervision.
  • There is no food or drinks allowed in the fenced-in pool area.

PLAYGROUND

  • The playground is open from dawn until dusk.

ICE PROCEDURE

  • The Ice Chest is located next to the Towel Exchange .
  • Ice purchases are on the honor system.

BOAT/GAS POLICIES

  • Gas containers should not be stored inside cabins or on/under decks.
  • Gas can be purchased on the dock during the posted fueling hours.
  • All motorized watercrafts require a boat stall for the full stay. Limit: 1 Boat or 2 PWCs per boat slip.
  • The state of Missouri requires anyone born on or after January 1, 1984 to possess a Boating Safety ID Card issued by their home state when operating a motorized watercraft. In addition, we require all boat renters to be at least 21 years old and have their Boating Safety ID Card if applicable.
  • We can only rent slips/boats to our overnight guests.

 

PROHIBITED

  • All of our cabins are tobacco-free and non-smoking (including e-cigarettes/vape pens/smokeless tobacco); however, there are ashtrays provided on each unit’s deck to smoke outside. If we witness or suspect usage inside your unit there will be a minimum fee of $750 to cover cleaning and loss of income.
  • The use and/or possession of marijuana is prohibited on resort premises(including docks).
  • To maintain our family-friendly atmosphere we do not rent to house parties and/or “party” groups including but not limited to fraternities, sororities, spring breakers, etc.
  • All fireworks are strictly prohibited. “Fireworks” include, but are not limited to, sparklers, poppers, snakes, snappers, firecrackers, bottle rockets, artillery shells, etc.
  • Violation of the above policies will result in damage/cleaning fees and may include eviction from the resort without refund.

General Questions

Is there a minimum night requirement?

Off Season: 3 Night Minimum

On Season: 3 Night Minimum with stipulations:

  • 3-4 night reservations must Check-In or Check-Out on a Saturday
  • 5 night reservations must Check-In on a Saturday, Sunday, or Monday
  • 7/14/21/etc. night reservations qualify for the discounted “Weekly Rate”
  • 9+ night reservations must Check-In or Check-Out on a Saturday

*We will start taking 2024 On Season reservations for less than a week starting February 1, 2024.

When is On Season?

On Season is from the Friday before Memorial Day to Labor Day.

Do you allow pets?

Due to the consideration and health of our guests, we do not allow pets.

Do you have campsites?

Currently, the resort is exclusively made up of cabins that can accommodate small and large groups.

What is your cancellation policy?

I have family staying/living nearby, can they come visit?

About The Cabins

Are your cabins Non-Smoking?

All of our units are tobacco-free and non-smoking (including e-cigarettes/vape pens/smokeless tobacco); however, there are ashtrays provided on each unit’s deck to smoke outside. If we witness or suspect usage inside your unit there will be a minimum fee of $500 to cover cleaning and loss of income.

Does our cabin have a grill?

All units come with a grill. The Single Story and Two-Story duplexes have gas grills while all other units have charcoal Weber grills.

Do I need to bring linens/towels?

We provide all bedding, bath towels, and kitchen towels. However, if you decide to enjoy the lake or the pool you will need to provide your own beach/pool towels.

Are any of the cabins handicap accessible?

The Two-Story Duplexes are handicap accessible.

Do your cabins have kitchens?

All our units have fully equipped kitchens.

About The Resort

Do you have a guest laundry?

While we do offer a towel exchange for resort towels, we do not currently have a Guest Laundry Facility.

When does the pool open?

The pool is open from 10:00AM-10:00PM between Memorial Day and Labor Day.

Do you have a beach?

While we don’t have a traditional beach, guests can swim along the shore or off either of the swim decks found at the end of our docks.

Is there anything for kids to do?

Beside the lake and pool, kids can try their hands at shuffleboard, ping pong, jumbo Connect Four, or burn off some excess energy on the playground.

About Boat / Rentals

Do you have a boat ramp?

Yes, we have a concrete boat launch right on the property exclusively for our guests.

Is there a place to park my trailer?

The resort has a large gravel parking area perfect for trailer parking.

Do any of your boat slips have electricity?

All our slips have electrical plugins and are well lit at night.

Do I have to have a boat slip?

All motorized watercrafts require a boat stall for the full stay. However, in the event that you have two PWCs such as jet skis or Seadoos, only one boat slip is needed.

Who can rent a boat?

The state of Missouri requires anyone born on or after January 1, 1984 to possess a Boating Safety ID Card issued by their home state when operating a motorized watercraft. In addition, we require all boat renters to be at least 21 years old and have their Boating Safety ID Card if applicable.

Can I rent a boat or slip without staying at the resort?

Unfortunately, we can only rent slips/boats to our overnight guests.

Do you rent kayaks or paddleboards?

We have both single and tandem kayaks and stand-up paddleboards for daily or weekly rental.

Do you have golf carts?

Yes, our carts can be rented daily or weekly.

About Our Location

How far are you from Branson and Silver Dollar City?

Branson is 14 miles away (approx. 20 minutes) and Silver Dollar City is 10 miles away (approx. 15 minutes).

Where is the nearest grocery store?

There are three grocery stores within 15 minutes of the resort. Walmart and Country Mart are in Branson West, and Harter House grocery store is in Kimberling City.

We are in a no-wake cove on the Aunts Creek Arm near Point 10.
